Center Capital Partners, a Los Angeles-based platform investor specializing in niche and alternative real estate, has successfully closed its second fund dedicated to the industrial outdoor storage (IOS) sector. Through its Terminal Logistics platform, the firm raised $125 million in combined equity across Terminal Logistics Fund II and a strategic joint venture, providing the capacity to deploy over $350 million in gross acquisitions.
The capital raise underscores Centerās commitment to consolidating the fragmented IOS market, a segment that has gained traction among institutional investors due to its critical role in the supply chain and constrained supply dynamics.

Terminal Logistics represents Centerās second major platform investment. The firm previously established a foothold in specialized aviation infrastructure with a significant position in Sky Harbour Group, acquired in 2021.
